There are guidelines that these agencies follow that are approved by Fair Housing Laws and Fair Credit Reporting Act. But there is one thing that goes against these. The fact that some of the laws prescribed require the consent of the tenant in written form. This is a big drawback.

The criminal check that these agencies perform must focus on two major things. And these two things are . . .
1. Credit history. This will allow these agencies to look at the state files and bank statements and will allow these agencies to assess if the prospective tenant has bad credit or not. The key features that they will look on are the tenants history for filing bankruptcy, debts left unpaid. This is valuable information for this will show you, the landlord, if the prospective tenant has the ability to pay rent or not.
2. Criminal records. The agency that will be doing the criminal check on you prospective tenant can do this by looking into government-kept criminal records of people. These records include registry of sex offenders, criminal records of the state, criminal records of the county and eviction files of the state.
